A: No we do not as they Require State and Federal Inspection's because of OSHA Law's/Standard's etc...

A: No we do not California State Regulation's Forbid us from doing so, there are Private Companies out there that do Provide this Service.

A: No you do not have to be there however we will need to have entry to the House Via Realtor and or lock box Combo etc... (If the Property Only has SUPRA Access one of the Agent's will have to let us in)
Q: What form of Payment's do you Accept?
A: Currently CASH or Zelle only!
Q: When will Payment be Due?
A: Payment will be due the day of the Inspection before we start.

A: You will receive your Inspection Report in a Email in PDF Format and it will Include Picture's on it as well which is viewable on Cell Phone/Laptop/Desktop Computer's and or Tablet's as well.

A: Usually for a Average Family Home 2 hours Custom Home's can take up to 5 Hours+
Q: Do you Scope Sewer Drain's with Camera's?
A: No we do not California State Regulation's Forbid us from doing so, there are Inspector's out there that do however the run the Risk of being Fined from the State of California so just a Head's up. You always want to have your drains scoped and done by a Certified Plumber do not take the Risk of a Home Inspector Damaging the Home Owner's Property.
Q: Do you Inspect Solar Panel's and or Electrical System Attached to it?
A: No we do not Reason Being is because California State Regulation's Forbid us from doing so, you always want The Solar Leasing/Maintenance/Installation Company to perform this Service.
Q: Do you Inspect Elevator's/Escalator's?
A: No we do not California State Regulation's Forbid us from doing so, Need to hire a State Certified Elevator Installation/Maintenance Company.
Q: I need a EEE SB-721 Multi-Family Safety Inspection done for my Apartment/Condo Building Do you Provide those?
A: No we do not these should always need to be done by a Structural Engineer People Safety Depends on it don't ever Hire a General Contractor or Home Inspector for these type of Inspection's just some free advice God Bless.
Q: Do you Look for Asbestos/Lead Paint/Mold and or Radon?
A: Yes we do however, if we find evidence of it we don't test it just recommend a contractor to remove etc.. And as far as Radon that is Pretty much Non-Existent out here on the Westcoast.
Q: Can you give the Buyer/Realtor Estimate's on the Repair Cost's of the Inspection issue's found?
A: No we can not as California State Regulation's Forbid us from doing so and is against Code of Ethic's.

*Address of the Home or Business being Inspected
*Buyer's First & Last Name and Cell Number and Email

A: Yes you will get a Invoice at the time of Payment the day of the Inspection.
Q: Can you tell me if the House or Building is Haunted? Believe it or not I get this question quite often.
A: Well that's not really for me to say however your Realtor should have all info of Death's/Suicides that have occurred in the home or on the Property that might have been built on a Burial/Cemetery grounds.
Q: Do you Inspect Pool's & SPA's?
A: We only Inspect under ground Pool's/SPA's however it is always recommended to get your own Pool Service Tech while you are still in escrow reason being is because sometimes these pool pumps/heating unit's are ran by app's on cell phone's and or PIN Code's and we don't have access to turn them on etc.. and we can't give you a proper assessment and or condition of the systems and functionality.
Q: Do you Provide Over the Road/Transport Mobile Home Safety Inspection's
A: No we do not these should always should be performed by the (DOT) Department of Transportation.
Q: Do you State Building Code Violation's on your Inspection's?
A: No we can not as California State Regulation's Forbid us from doing so and not only that you need a Separate GC License (General Contractor License) at that point it would be a Conflict of Interest.
Q: Do you Inspect Detached Guest Home's and or Shed's on the Property?
A: We can but it has to be included in the listing as part of the Original Square Footage. If not then we can inspect it but will be a additional charge please specify at the time of making the inspection appointment.
Q: Can you tell me if there was a Non-Permitted Addition built on to the house and or Detached from the house?
A: No we can not this has to be researched by you through the local city hall and or county record's while you are still in escrow.
Q: Can you tell us if the Property has a Septic System?
A: No we can not however your Realtor should be able to tell you through a Property history/records etc...
Q: Can you tell us about Disclosure's on the Property such as a Fire/Earthquake and or Flood or Theft?
A: No we can not all of this type of information your Realtor will have.
Q: Do you Inspect Attic's and or Crawl Space's?
A: Yes we do so as long as we have access and space is sufficient also this is Included in the Quote we give you at the time of scheduling the Inspection appointment.
Q: Do you look for Termite's?
A: If we see termite damage we will make a note on the report however we do not provide a termite Certification
it is always recommended to have a Pest Service Company do these while you are still in escrow.
Q: Do you Inspect Mobile/Manufactured Home's?
A: Yes we do.
Q: How much do you Charge for a Condo/Studio/Mobile/Manufactured Structure?
A: Our lowest Bare Minimum Charge for Smaller Structure's Start at: $450
Q: Do you do Partial Inspection's? Like Just Roof or Foundation only?
A: No we do not, we only do Full Inspection's.
Q: Do you Inspect Commercial Building's? And if so How much do you Charge?
A: Yes Selective Commercial Building's not all of them and we don't Inspect partial single rooms and or bathrooms etc.. It would be a full Inspection In other words we have to look up the address and decide on a one one Basis and We Charge $0.25 Cents per Square Foot.
Q: What is your Coverage Area?
A: We Primarily Cover Riverside and San Bernardino Counties however sometimes
a Customer or Realtor/Broker can request a Inspection in LA/Orange and San Diego Counties However because of Drive time and Traffic Our Bare Minimum starting for these Counties is $650+
Q: Do you do Out of State Inspection's?
A: No we do not.
Q: Do you Inspect Multi Unit Complex's?
A: Duplex is the Largest Unit's we will Inspect. We No Longer Inspect Large Apartment/Assisted Living/Military School's/Low Income Building's and or REPO Building's reason being very difficult to schedule with live in Tenants and Safety Concern's as well so don't even ask.
Q: Do you Inspect Water Well's?
A: No we can not as California State Regulation's Forbid us from doing so and it is always better to have your Well Inspected by a Well Maintenance/Installation Company they can give you a Proper Assessment.
Q: Will you Inspect a Property without the Utilities on?
A: No we will not reason being is that we want to give you the best possible condition of the property and in order to do that we need Running Water/Electricity/Gas or Propane to all be on.
Q: Do you turn on Gas/Propane/Water/Electrical Main's on after the Companies turn them on from they're end? And do you light Gas Pilot's to the Hot Water Heater and or Central Heating Unit's?
A: No we do not Reason being is there could be a Gas/Water leak or Open Electrical at that point it is a Safety Issue so make sure Property Manager and or Utility Tech takes care of all these issue's listed above No Exception's we will not bend on this so don't ask. Do not Schedule a Inspection until this has been done.
Q: Do you do Land Only Inspection's?
A: No we do not, it has to have at least One Structure on it for us to Inspect it. And a Valid Address Attached to it.
Q: Will you Inspect a Property will Squatter's living there?
A: No we will not reason being because it becomes a Safety Issue.
Q: Do you do Re-Inspection's after the Contractor has fixed the Inspection issue's that is listed on the Report?
A: No we do not reason being is because we can't guarantee a 3rd Party's work it would become a liability for our Company.
Q: Do you Inspect Brand New Home's?
A: Yes we do however it has come to my Attention the last few years these Larger Building Companies are Requiring Inspection Companies Insurance Info up front before we start the Inspection this is a Tactic to deter you from getting a Inspection make NO Mistake they don't care about you as a buyer all they want is to get you in that New Home as Fast as Possible. With that being said let me Explain Here's a Example: (Your in the Parking Lot at a Grocery Store and a Junk Car pulls up right next to your New Car you wouldn't ask for they're Car Insurance info ahead of time just in Case they hit your car in a accident that hasn't Occurred yet would you?? Of course not this is exactly why we don't provide any Insurance info ever) This could be a Huge Liability for your Company, If someone has that info anyone can file a Claim on against your Company and at that time you would have to go to court to prove it wasn't you etc... The only time we will provide our Company Insurance info is when a Judge Orders it in a Court of Law Period even at that time it still has to be Proven with Video Evidence etc... and every Inspection Company should be doing this same thing as to Protect themselves. And this is the reason we been in (Business for over 35yrs+ Without a Single Incident)
Q: Ok I understand what you said above Makes alot of Sense but I still want Dunkle Home Inspection's to Inspect my New Home so what do I do Next?
A: No worries we still have you Covered and we can still Inspect your New Home, we will have to Inspect it after the Final Walk-through with your Builder and the Paper's are Signed and you take Possession of your New Home at that point we can Inspect it and any issue's that we find you can claim them on your 1 year New Home Warranty that all New Home Builder's Provide by Law.
